WARM is an independent, family-run low-energy building consultancy. We bring experience and technical expertise grounded in real-world practice

Warm help clients turn ambitious sustainability goals into buildings that are comfortable, resilient and proven to perform.

We support projects from early design through to delivery and use, working alongside clients, design teams and contractors where decisions carry long-term consequences for cost, performance and people.

We exist because the buildings created today will shape how people live for decades to come. Our role is to help clients make confident, well-informed decisions in complex, high-stakes projects - where performance, cost, compliance and long-term impact all matter.

WARM is a multidisciplinary team with decades of combined experience across low-energy housing, retrofit, Passivhaus design and building services.

Many of us live in, retrofit or work directly on the kinds of buildings we design - bringing practical insight alongside technical rigour alive.

The team

Sally Godber

Director MEng CEng MIMechE PH Certifier & Coaction Trainer

Sally is a Chartered Mechanical Engineer, Passivhaus Certifier, a member of the UK Technical Panel reporting to the Passivhaus Institut, and is responsible for overseeing our Coaction Passivhaus Training.

After starting a career in building services she decided it was far too easy going, so set up WARM with her Dad Peter, with the intention of channeling his invaluable knowledge of low-energy construction, direct into the industry.

She has vast experience in the design and construction of larger low energy residential and commercial buildings, as well as building services.

Sally lives in her self-build Certified Passivhaus home and has completed her own Stepwise EnerPHit of a café and holiday home; this practical experience has given her first-hand insight into the reality of construction projects.


Mike Roe

Director CEng MIET MCIBSE PH Certifier & Coaction Trainer

Mike is an enthusiastic chartered building services engineer and Certifier with over 30 years’ experience of a wide variety of projects including education, health care, commercial industrial, and residential projects.

He Joined WARM and the Training Team in 2013 and made sure we all stopped messing around and did some real work! He has secretly undertaken a beautiful energy renovation of his cottage; a demonstration of just how complex a small project can be.

He strives for perfection and will only stop his resolve once Passivhaus standards are the norm in the construction industry.


Caroline Martin

Senior Passivhaus Consultant BEng MPhil CEng MCIBSE & Coaction Trainer

Caroline is a building services engineer who has spent most of her career trying to avoid designing building services by specialising in building physics, energy modelling and general sustainable design instead.

Caroline is most happy working in a team to solve problems and enjoys sharing lessons learnt through teaching on the Coaction Passivhaus Training programme.

She is inspired by nature and fuelled by chocolate buttons and outside of work Caroline can be found roaming the Devon countryside training up her two young daughters to love the outdoors.


Liam McDonagh-Greaves

Senior Passivhaus Consultant BSc (Hons) (Exon) ACSM & Coaction Trainer

Liam specialises in Passivhaus building certification, thermal bridge modelling and terrible puns. He has worked across various sectors and particularly enjoys working on pre-20th century residential retrofit projects and low embodied energy new-builds.

He is inspired by people being inspired by Passivhaus - architects and designers, students on our Coaction Passivhaus Courses, clients and others; the sense of shared enthusiasm.

His dream superpower would be the ability to turn base metal into hummus.


Pedro Bravo Navarro

Passivhaus Consultant

Pedro finished his Building Engineering degree in Spain and moved to the UK in 2020 where he worked as an Architectural Technician.

Developing awareness about sustainability, Pedro decided to take the Coaction Passive House Designer course, which he enjoyed so much he relocated to Plymouth to join the WARM team!

With a love of camping and climbing, Pedro is looking forward to discovering Devon and its surrounding area.


Tim Mitchell

Passivhaus Consultant BA(Hons) MArch PGCert ARB

Tim previously worked as an Associate Architect at a commercial architectural practice, leading projects throughout all work stages in the Commercial, Residential and Industrial sectors. He has a keen interest in retrofit and refurbishment, and how the utilisation of Passivhaus concepts can enhance architectural character whilst making buildings environmentally and financially sustainable in an increasingly challenging world context.

Outside of work (and during if possible!), Tim enjoys cycling and sailing in the incredible natural environs surrounding Britain’s Ocean City of Plymouth.


Gioia Viney

Passivhaus Consultant

Gioia is an architect. She has worked on residential, education and commercial projects of varying scale in Australia and the UK. She has a keen interest in helping make low energy construction accessible and how Passivhaus can work with the design to improve the project. She is inspired by collaborations with interesting clients and consultants that generate shared momentum.

Gioia is a keen runner, cyclist and anything else that means spending time enjoying the outdoors.


Emma Braun

Coaction Training Manager BSc (Hons) MSc

Emma heads up our sister organisation Coaction Passivhaus Training, focusing on in-house training, course development and longer-term strategy and has proven she can turn her hand to anything we throw at her.

Before joining Warm and Coaction, Emma was a project manager in the not-for-profit sector in London and the South West, building relationships with communities and stakeholders on a variety of energy and environmental initiatives. Having always focused on projects tackling fuel poverty or community development, it’s not surprising that Emma is really inspired by the potential and opportunities for Passivhaus to deliver real social and health benefits in the UK.

Outside of work, Emma loves exploring her corner of Cornwall with her family and dog or escaping to her allotment to drink tea. She is also an active member of her community’s climate action forum.


Bex King

Communications Manager

Bex is the Communications Manager. She joined WARM and Coaction in 2021 and she looks after marketing and communications.


Ingrid Bravo

Coaction Training Manager B.Arch

Ingrid is responsible for the day to day management of the Coaction training courses, the ultimate fixer she most enjoys helping delegates through the process.

Ingrid moved to the UK after finishing her Architectural undergraduate degree in Mexico and completed the Certified Passivhaus Designer course in 2014. WARM has given her the opportunity to incorporate her interests of good building design and motivate her to continue improving as a person who cares for the planet, alongside her two young boys and handsome husband.

She is also good at making clothes for her own children using organic materials and she enjoys black coffee on foggy mornings (ideally watching the wild sea).


Tabitha Binding

Coaction Development Manager & Education Associate for The Passivhaus Trust

Tabitha has been interested in buildings from childhood. Growing up in an old stone cottage in mid-Wales she understands what ‘comfort’ - is not. With a background in forestry, timber, manufacturing, construction products, and building she undertook the Passivhaus Designer course in Hereford in 2015 so that she could understand building physics.

In 2016 she successfully completed a deep retrofit of her own home. In 2024 she passed the Certified Passivhaus Tradesperson course and took the Passivhaus in Practice practical session. She joins Coaction as Development Manager.


Lily Urbanska

Training Administrator

Lily joined Coaction as Training Administrator in February 2025 and will be supporting the day-to-day organisation of the Tradesperson course as well as providing operational support to the wider Coaction training team.

With a career that meanders through creative, environmental and community project work and a motivation to make a positive difference within the landscape of the climate crisis, Lily is keen to bring a diversity of experience to her work at Coaction.

Lily is also a beekeeper and has been looking after bees in Plymouth for the past 10 years!


Peter Warm

Founding Director BSc CEng MEI MCIBSE PH Certifier & Founder Member of Passivhaus Training

Peter founded WARM with daughter Sally and is also a founder member of the Passivhaus Training organisation Coaction. After 30 years’ experience in low-energy buildings and having built five of his own low-energy buildings he is now happily retired, but continues to support the WARM and Coaction teams in between his sailing adventures.
