WARM is supporting Midlothian Council’s net‑zero ambitions by providing Passivhaus certification for 90 new homes delivered on the former Newbattle High School playing fields. This first phase of ninety affordable and mid‑market rent homes is designed to achieve full Passivhaus standard. The certification is being finalised now.

A deep timber‑kit wall system using engineered joists has been developed to meet the U‑values required. From a certification viewpoint, the project showcases an efficient timber‑kit solution that can be used on future local authority developments. The scheme combines high‑performance fabric with thoughtful placemaking—delivering healthy, resilient homes for the community.
