128 homes for This City, Manchester

This exciting design and build project in central Manchester involves 128 new homes across four buildings: two apartment blocks of 8 & 5 storey constructed of RC frame with SFS infill and brick clad, and two traditionally built terraces. Currently under construction, these homes are scheduled for completion in late 2025.

Following our work on Highfields, we are again collaborating with Wates on this high-profile project, the first development from This City, the council's own development company. With a strong focus on sustainability and community impact, this project is a key step forward for the city, for example in addition to delivering energy-efficient homes a third of the properties will be available at the Manchester Living Rent.

We have provided energy consultancy throughout, working closely with the Architects Buttress. Currently, we are providing extensive site support to ensure the team has the confidence to achieve the high quality expected of this standard.

contractor testimonial

"It has been an absolute pleasure working with WARM who provided Wates with a 5-Star service.

I highly recommend WARM for all your AECB/Passivhaus requirements and must highlight the importance of getting them involved as early as possible to understand the design and buildability implications, additional costs and programme extension required to account for the following:

  • AECB/Passivhaus processes,
  • CFD modelling,
  • Importance of selecting the correct materials,
  • Ensuring that the sub-contractors buy in to sustainability goals to ensure the workmanship & detailing is set at the highest possible standard and get it right first time,
  • What is required for the final document management.

I look forward to working with WARM again in the near future and would like to personally thank all the team for your professionalism throughout the project."
