The Sutton Road development for London Borough of Newham is a 29‑home residential scheme designed and delivered to achieve Passivhaus Classic certification, forming part of Newham’s wider commitment to delivering highly energy‑efficient, climate‑resilient council housing.

The scheme consists of a five‑storey block providing 29 affordable flats with a mix of 1, 2 and 3‑bed units, including wheelchair‑accessible homes. It sits within Newham’s Affordable Homes Programme, which targets over 1,000 new homes across 45 sites to address local housing need.

The block is a concrete frame with masonry façade and walkway access.

The heating and hot water is provided by ambient loop heat pumps. The building has a low temperature ambient loop circulating ambient temperature water. Water to water Heat pumps within the apartments then draw energy from the loop to provide space heating and domestic hot water.
